In 2018 the city of Placentia, CA issued an RFP (Request For Proposal) to develop a unique parcel, city-owned, into a primary hotel site. Through the proposal presentations and interviews, Fine Hospitality Group was chosen as the developer. This triangle-shaped site is situated uniquely following railway tracks on one side and Orange County’s 57 Freeway on the backside. Although there were existing constraints and easements issued prior to FHG acquiring the site, our team brought in experienced architects, Architects Orange, and seasoned engineers, raSmith, to assist in the site analysis and due diligence before taking any further steps. Alongside these experts working on this project, the site was ready to take shape into a Springhill Suites by Marriott. All odds were in Fine Hospitality’s favor around this $20million project. Marriott favored this site as a Springhill Suites branded property a select leveled hotel. As well, the City of Placentia was eager to welcome a new and modern hotel to their town, as the last hotel developed in Placentia was in 1990.
